Mary Watson, Ph.D.
Dr. Watson began her career as staff gerontologist/administrator for the UC Irvine Program in Geriatric Medicine and eventually served as Associate Director. In 2000, she established Gerontology Health Services Consulting (GHS) which provided tenant satisfaction survey and focus group development, implementation and analysis; expert witness testimony; and best practice analysis for product development for affordable housing developers, local and federal agencies, and senior residential communities.
Dr. Watson has produced award-winning research and publications on Elder Abuse and has received awards from the Alzheimer’s Association of OC, the OC Board of Supervisors, the United Way, and the City of Irvine. She was honored by the National Association of Women Business Owners as one of their “Six Heroes.” Dr. Watson recently served as Vice President of the Board of Directors of the 55+ Housing Council of the BIA Southern California.
Urban Village Development Company
Mr. Riemer is a recent graduate of Masters of Urban and Regional Planning at the University of California, Irvine with an emphasis in Real Estate Development and Project Entitlement. He is currently a development manager for Urban Village Development Company.
In his job Mr. Riemer underwrites land acquisitions for multifamily and mixed-use developments, researches zoning and land–use regulations in Downtown Los Angeles to determine areas of potential growth as well as conducts economic and housing studies for Downtown Los Angeles and market studies and research on comparable properties. Mr. Riemer has worked with IHO on two student projects related to affordable housing while completing his Master’s degree.
The Raise Foundation
Mr. Nicholas has over twenty years’ experience working for various social services agencies as a case manager and social services coordinator. Currently Mr. Nicholas is a Family Advocate with the Raise Foundation where he assists families and individuals in health, financial, and housing matters.
A graduate of San Carlos De Guatemala with a degree in Accounting, he served as Chief Operating Officer and Accountant for various organizations in Guatemala. Mr. Nicholas provides guidance on the social services needs of various populations, and conducts community forums, where he speaks on a broad range of topics from health to high-risk behaviors. He represents IHO on their Community Housing Development Organization (CHDO) where his social service background and bilingual abilities are invaluable.
FFP Management Services, Inc.
Mr. Petry is an attorney, developer, and consultant to several multi-faceted development companies. His experience includes mixed-use, retail, multi-family and senior housing, land entitlement, community redevelopment, health care, joint ventures, and historical rehabilitation projects.
Since 1973, Mr. Petry has practiced law and been active in real estate development in Southern California. He has been active as a member of the Board of Directors of numerous non-profit entities including Boys & Girls Club and Casa Teresa. Mr. Petry has served on the IHO Board of Directors for more than twenty years.
Mr. Napper is President of Westnap, Inc.—a consulting firm specializing in the appraisal and financing of low and moderate-income housing units. He has over 15 years of experience working for the Farmers Home Administration (FmHA) and for the U.S. Department of Housing and Urban Development (HUD).
At HUD, Mr. Napper worked as Senior Appraiser and Review Appraiser for single and multifamily housing, and completed approximately 250 assignments in renewal and redevelopment areas of St. Paul, Duluth, San Bernardino, Santa Ana, Anaheim, Fullerton, and Los Angeles. Mr. Napper has served on the IHO Board of Directors for more than twenty years.
Ms. Murphy brings compassion and extensive experience working with and advocating for homeless prevention and homeless services in the nonprofit, faith-based, and local government sectors. Ms. Murphy is Executive Director of iHOPEoc (Interfaith Homeless Outreach Project for Empowerment), where she unites and mobilizes faith-based organizations to better serve the homeless and working poor of South Orange County.
Prior to iHOPEoc, she was Program Development Director for American Family Housing where she administered government grants for shelter and affordable housing. Ms. Murphy co-authored Orange County’s first Ten Year Plan to End Homelessness and is a former board member of Project HOPE Alliance, which supports a public school for homeless and motel children and their families.
Ms. Monte has been in the banking industry for over 30 years and has experience in mortgage underwriting for single and multifamily projects. She has worked in community reinvestment and development field for the past 21 years.
Ms. Monte is currently Vice President and Manager of the Community Reinvestment Department at Sunwest Bank. She is knowledgeable in developing and managing CRA and Fair Lending policies and procedures and establishes relationships with local government community organizations. Ms. Monte is known for her support of local community organizations and is a member of advisory board and board of directors for several community groups such as Neighborhood Housing Services of Orange County, Orange County Community Housing Corporation, and Southern California CDFI.
Retired from NeighborWorks Orange County
Ms. Searles brings extensive experience in management, direct sales, marketing and customer service in the banking industry. She is currently Assistant Vice President and Branch Manager at OneWest Bank and served as an advisor on IHO’s finance committee before being named a Director.
Ms. Searles is also involved in volunteer work including Habitat for Humanity and food drives for the Orange County Food Bank. She has also served as a member and an ambassador for the Irvine Chamber of Commerce. Ms. Searles has also received the California Federal Customer Service Award.
Avinash ‘Avi’ Shah
Portrait Homes, Inc.
Mr. Shah brings nearly 20 years of multi-faceted experience in the construction industry as well as real estate development, finance, and acquisition. He is principal and chief financial officer of Portrait Home, has helped establish them as a leading builder of multi-family projects in California and has built strong relationships with multi-family developers.
He has a vast knowledge base of HUD compliance requirements for contractors and has managed accounting and financial functions for diverse companies.
Horizon Development Consulting
Keith Stanley is President of Horizon Development Consulting, LLC which provides financial and development consulting to affordable housing industry clients primarily for projects located in California and Hawaii. He has extensive experience providing consulting services for low-income housing tax credits, tax-exempt bonds, HUD financing and various soft funding programs.
His company's services include preparation of funding applications, financial modeling, feasibility analysis, assisting with selection of investors/lenders, due diligence work, working with local agencies to obtain soft funding, property compliance reviews, review of partnership agreements and related structuring, and public accounting services. Mr. Stanley previously was a manager in the San Francisco office of Novogradac & Company LLP. He has contributed to various conferences and publications. He is licensed as a CPA in California and previously obtained Securities (NASD) Series 7 & 63 licenses along with a life/health insurance license in California.

Mr. Wright is a Registered Representative of Ameritas Investment Corporation and is Series 7 securities licensed in California. In working with his firm, 20/20 Financial Advisers, LLC, he assists in providing financial planning, investment and insurance services to individuals, entrepreneurs and small businesses.
His firm focuses on retirement income planning, asset allocation and business succession planning to help his clients achieve their life goals. He is also holds a life insurance license through the California Department of Insurance.
